U obou mo\u017enost\u00ed je riziko, \u017ee si \u0161patn\u011b vyberete a koup\u00edte to, co jste \u00fapln\u011b p\u0159esn\u011b necht\u011bli anebo \u017ee jste koupili draze a u jin\u00e9 cestovky nebo obchod\u011b m\u016f\u017eete po\u0159\u00eddit levn\u011bji. To sam\u00e9 se m\u016f\u017ee st\u00e1t (a st\u00e1v\u00e1 se to) v&nbsp;p\u0159\u00edpad\u011b \u00fav\u011bru; (zjist\u00edte, \u017ee podm\u00ednky \u00fav\u011bru nejsou takov\u00e9, jak\u00e9 jste cht\u011bli, nebo \u017ee jin\u00e1 banka nab\u00edz\u00ed lep\u0161\u00ed podm\u00ednky).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Efektivn\u00ed \u00farok aneb jak zjistit, \u017ee jste koupili spr\u00e1vn\u011b?<\/h2>\n\n\n\n<p><strong>Jak m\u011b\u0159it cenu \u00fav\u011bru:<\/strong><\/p>\n\n\n\n<p>Kdy\u017e klient\u016fm pos\u00edl\u00e1m kalkulaci hypot\u00e9ky tak se m\u011b \u010dasto ptaj\u00ed i na to, o kolik \u00fav\u011br p\u0159eplat\u00ed. <strong>Tedy kolik v\u00e1s bude \u00fav\u011br celkem st\u00e1t. Tuto cenu v\u0161ech n\u00e1klad\u016f vyjad\u0159uje tzv. RPSN<\/strong> (ro\u010dn\u00ed procentn\u00ed sazba n\u00e1klad\u016f). Jedn\u00e1 se o \u00farokovou m\u00edru, kter\u00e1 zahrnuje ve\u0161ker\u00e9 n\u00e1klady spojen\u00e9 s p\u016fj\u010dkou, v\u010detn\u011b \u00farok\u016f, poplatk\u016f a dal\u0161\u00edch n\u00e1klad\u016f. <\/p>\n\n\n\n<blockquote class=\"wp-block-quote\">\n<p>Je d\u016fle\u017eit\u00e9 si uv\u011bdomit, \u017ee RPSN nen\u00ed stejn\u00e1 jako \u00farokov\u00e1 m\u00edra, proto\u017ee \u00farokov\u00e1 m\u00edra nezahrnuje ve\u0161ker\u00e9 n\u00e1klady spojen\u00e9 s p\u016fj\u010dkou.<\/p>\n<\/blockquote>\n\n\n\n<p>Tuto definici RPSN lze pou\u017e\u00edt pouze u spot\u0159ebitelsk\u00fdch \u00fav\u011br\u016f u kter\u00fdch po celou dobu jejich relativn\u011b kr\u00e1tk\u00e9 splatnosti spl\u00e1c\u00edte stejnou \u010d\u00e1stku. <strong>D\u016fvodem, pro\u010d nem\u016f\u017eeme hodnotit hypot\u00e9ky stylem \u201ecelkem se zaplat\u00ed\u201c je inflace. Tedy \u010dasov\u00e1 hodnota pen\u011bz.<\/strong><\/p>\n\n\n\n<p><strong>U hypot\u00e9k na 30let nem\u016f\u017eeme s\u010d\u00edtat kolik se celkem zaplat\u00ed, proto\u017ee byste s\u010d\u00edtali pen\u00edze s&nbsp;r\u016fznou kupn\u00ed silou.<\/strong> Cenu hypot\u00e9ky lze je mo\u017en\u00e9 zm\u011b\u0159it formou tzv. <strong>efektivn\u00edho \u00faroku<\/strong>.&nbsp; Moc se o tom nemluv\u00ed, ve\u0161ker\u00e1 pozornost je zam\u011b\u0159en\u00e1 na RPSN.<\/p>\n\n\n\n<p>Efektivn\u00ed \u00farok u&nbsp;hypot\u00e9ky nen\u00ed definov\u00e1n z\u00e1konem a&nbsp;nav\u00edc m\u00e1 mnoho nejistot. Nap\u0159.&nbsp;nev\u00edme, jak vysok\u00e1 bude \u00farokov\u00e1 sazba po&nbsp;zm\u011bn\u011b fixace a proto nedok\u00e1\u017eeme \u0159\u00edci, \u017ee hypote\u010dn\u00ed \u00fav\u011br bude drah\u00fd p\u0159esn\u011b tolik a&nbsp;tolik. M\u016f\u017eeme jeho cenu pouze odhadnout.
