Jak\u00e9 podm\u00ednky mus\u00edte splnit, aby bylo v\u016fbec mo\u017en\u00e9&nbsp; \u00fav\u011br od st\u00e1tu dostat?<\/p>\n\n\n\n<p>St\u00e1tn\u00ed fond rozvoje bydlen\u00ed (SFRB) byl z\u0159\u00edzen z\u00e1konem \u010d. 211\/2000 Sb. jako jeden z n\u00e1stroj\u016f realizace st\u00e1tn\u00ed bytov\u00e9 politiky. \u00da\u010delem tohoto fondu je podporovat rozvoj bydlen\u00ed v \u010cesk\u00e9 republice a to v souladu s koncepc\u00ed bytov\u00e9 politiky schv\u00e1lenou vl\u00e1dou \u010cesk\u00e9 republiky.<\/p>\n\n\n\n<p>V sou\u010dasnosti fond poskytuje t\u0159i programy ur\u010den\u00e9 mlad\u00fdm lidem do 40let. Jedn\u00e1 se o nab\u00eddku \u00fav\u011br\u016f s&nbsp;n\u00edzk\u00fdm \u00farokem, z nich\u017e prvn\u00ed je ur\u010den na novou bytovou v\u00fdstavbu, druh\u00fd na po\u0159\u00edzen\u00ed bydlen\u00ed pro mlad\u00e9 rodiny a t\u0159et\u00ed pak na investice spojen\u00e9 s modernizac\u00ed bydlen\u00ed.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">\u017dadatelem m\u016f\u017ee b\u00fdt jedna fyzick\u00e1 osoba nebo man\u017eel\u00e9, kte\u0159\u00ed spl\u0148uj\u00ed tyto podm\u00ednky:<\/h3>\n\n\n\n<p>A)<\/p>\n\n\n\n<ol><li>\u017eije v man\u017eelstv\u00ed nebo registrovan\u00e9m partnerstv\u00ed, ve kter\u00e9m alespo\u0148 jeden z man\u017eel\u016f nebo registrovan\u00fdch partner\u016f nedos\u00e1hl ke dni pod\u00e1n\u00ed \u017e\u00e1dosti o poskytnut\u00ed \u00fav\u011bru v\u011bku 40let, nebo<\/li><li>ne\u017eije v man\u017eelstv\u00ed nebo registrovan\u00e9m partnerstv\u00ed, nedos\u00e1hl ke dni pod\u00e1n\u00ed \u017e\u00e1dosti o poskytnut\u00ed \u00fav\u011bru v\u011bku 40let a trvale pe\u010duje o d\u00edt\u011b, kter\u00e9 nedos\u00e1hlo ke dni pod\u00e1n\u00ed \u017e\u00e1dosti o poskytnut\u00ed \u00fav\u011bru v\u011bku 15 let.<\/li><li>a z\u00e1rove\u0148 nen\u00ed v dob\u011b pod\u00e1n\u00ed \u017e\u00e1dosti o \u00fav\u011br vlastn\u00edkem \u010di spoluvlastn\u00edkem domu\/bytu ani n\u00e1jemcem dru\u017estevn\u00edho bytu.<\/li><\/ol>\n\n\n\n<h3 class=\"wp-block-heading\">Aby bylo mo\u017en\u00e9 \u00fav\u011br poskytnout, mus\u00ed b\u00fdt rovn\u011b\u017e spln\u011bny i dodate\u010dn\u00e9 podm\u00ednky a to:<\/h3>\n\n\n\n<p>B)<\/p>\n\n\n\n<ol><li>\u00dav\u011br mus\u00ed b\u00fdt dostate\u010dn\u011b zaji\u0161t\u011bn\u00fd (bu\u010f z\u00e1stavn\u00edm pr\u00e1vem v 1. po\u0159ad\u00ed nebo dohodou o ru\u010den\u00ed + vinkulace pojistn\u00e9ho pln\u011bn\u00ed)<\/li><li>\u017dadatel nesm\u00ed ke dni pod\u00e1n\u00ed \u017e\u00e1dosti o \u00fav\u011br evidovan\u00fd nedoplatek v\u016f\u010di F\u00da, Celn\u00ed spr\u00e1v\u011b, zdravotn\u00ed poji\u0161\u0165ovn\u011b, \u00daSSZ,<\/li><li>\u017dadatel nebyl v posledn\u00edch 3 letech v \u00fapadku a<\/li><li>Nen\u00ed proti \u017eadateli vedeno trestn\u00ed \u0159\u00edzen\u00ed a nebyl odsouzen pro hospod\u00e1\u0159sk\u00fd trestn\u00fd \u010din nebo trestn\u00fd \u010din proti majetku<\/li><li>nemovitost nesm\u00ed b\u00fdt v z\u00e1plavov\u00e9 oblasti<\/li><li>\u00fav\u011br nelze opakovan\u011b poskytnout stejn\u00e9mu \u017eadateli&nbsp;<\/li><\/ol>\n\n\n\n<p>\u00darokovou sazbu je mo\u017en\u00e9 sjednat maxim\u00e1ln\u011b na 5ti let\u00fd fix a v\u00fd\u0161e \u00faroku se odvozuje o<a href=\"https:\/\/ec.europa.eu\/competition\/state_aid\/legislation\/reference_rates.html\">d z\u00e1kladn\u00ed referen\u010dn\u00ed sazby Evropsk\u00e9 unie<\/a>. \u00dav\u011br v\u00e1m SFRB poskytne pouze do \u010d\u00e1stky nep\u0159esahuj\u00edc\u00ed <strong>90% z\u00e1m\u011bru a to<\/strong>:<\/p>\n\n\n\n<ol><li>nejm\u00e9n\u011b 50 000 K\u010d a nejv\u00fd\u0161e 750 000 K\u010d na modernizaci obydl\u00ed,<\/li><li>nejv\u00fd\u0161e 3 500 000 K\u010d na po\u0159\u00edzen\u00ed rodinn\u00e9ho domu (v\u00fdstavbou, nejv\u00fd\u0161e v\u0161ak 90% skute\u010dn\u00fdch n\u00e1klad\u016f na v\u00fdstavbu, koup\u00ed, nejv\u00fd\u0161e v\u0161ak 90% ceny sjednan\u00e9 nebo ceny zji\u0161t\u011bn\u00e9 podle z\u00e1kona o oce\u0148ov\u00e1n\u00ed majetku, je-li ni\u017e\u0161\u00ed ne\u017e cena sjednan\u00e1, a to v\u010detn\u011b ceny pozemku,<\/li><li>nejv\u00fd\u0161e 3 000 000 K\u010d na po\u0159\u00edzen\u00ed obydl\u00ed koup\u00ed bytu, nejv\u00fd\u0161e v\u0161ak 90% ceny sjednan\u00e9 nebo ceny zji\u0161t\u011bn\u00e9 t\u00e9to jednotky podle z\u00e1kona o oce\u0148ov\u00e1n\u00ed majetku, je-li ni\u017e\u0161\u00ed ne\u017e cena sjednan\u00e1<\/li><\/ol>\n\n\n\n<blockquote class=\"wp-block-quote\"><p>Na \u010derp\u00e1n\u00ed \u00fav\u011bru m\u00e1te 1rok od podpisu \u00fav\u011brov\u00e9 smlouvy!<\/p><\/blockquote>\n\n\n\n<p>Nap\u0159\u00edklad, pokud byste si cht\u011bli koupit domek za 4mil, kdy 400tis m\u00e1te vlastn\u00ed prost\u0159edky a spl\u0148ujete podm\u00ednky pro \u00fav\u011br, pak struktura financov\u00e1n\u00ed je n\u00e1sleduj\u00edc\u00ed:<\/p>\n\n\n\n<ul><li>kupn\u00ed cena 4.000.000,-<\/li><li>vlastn\u00ed prost\u0159edky 400.000,-<\/li><li>hodnota z\u00e1stavy 4.000.000,-<\/li><li>\u00fav\u011br ze stavebn\u00edho spo\u0159en\u00ed 100.000,- (\u00farok u hypot\u00e9ky od 3,59% -min. v\u00fd\u0161e 200tis nebo v p\u0159\u00edpad\u011b \u00fav\u011bru ze stavebn\u00edho spo\u0159en\u00ed i 4,9%)<\/li><li>\u00fav\u011br od st\u00e1tu 3.500.000,- <strong>(\u00farok 1,76% k 4.1.2022)<\/strong><\/li><\/ul>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<ol><li>Maxim\u00e1ln\u00ed splatnost \u00fav\u011bru od SFRB je 30let u koup\u011b bytu nebo rodinn\u00e9ho domu a 10let u modernizace, jedn\u00e1 se tady o stejnou splatnost jako u hypot\u00e9ky ov\u0161em s podstatn\u011b ni\u017e\u0161\u00edm \u00farokem.<\/li><li>Spl\u00e1cen\u00ed jistiny m\u016f\u017eete odlo\u017eit v p\u0159\u00edpad\u011b narozen\u00ed d\u00edt\u011bte a\u017e na dva roky. Jestli\u017ee se dostanete do t\u00ed\u017eiv\u00e9 \u017eivotn\u00ed situace nap\u0159\u00edklad v d\u016fsledku ztr\u00e1ty zam\u011bstn\u00e1n\u00ed (del\u0161\u00ed jak 3 m\u011bs\u00edce), z d\u016fvodu dlouhodob\u00e9 nemoci (del\u0161\u00ed jak 3 m\u011bs\u00edce) nebo \u00famrt\u00ed partnera, m\u016f\u017eete i v t\u011bchto p\u0159\u00edpadech po\u017e\u00e1dat o p\u0159eru\u0161en\u00ed spl\u00e1cen\u00ed a\u017e na dva roky.<\/li><li>Po dobu p\u0159eru\u0161en\u00ed spl\u00e1cen\u00ed jistiny jste povinn\u00ed hradit fondu sjednan\u00fd \u00farok z celkov\u00e9 nesplacen\u00e9 v\u00fd\u0161e jistiny. Doba splatnosti \u00fav\u011bru se prodlou\u017e\u00ed o dobu, na kterou bylo celkov\u011b povoleno p\u0159eru\u0161en\u00ed spl\u00e1cen\u00ed jistiny. Celkov\u00e1 doba splatnosti \u00fav\u011bru v\u010detn\u011b doby prodlou\u017een\u00ed spl\u00e1cen\u00ed jistiny tak nesm\u00ed p\u0159es\u00e1hnout 12let u \u00fav\u011bru poskytnut\u00e9ho na modernizaci a 32let u koup\u011b bytu nebo rodinn\u00e9ho domu.<\/li><\/ol>\n\n\n\n<p><strong>BONUS<\/strong> <strong>sn\u00ed\u017een\u00ed \u00faroku <\/strong><\/p>\n\n\n\n<p>Za ka\u017ed\u00e9 d\u00edt\u011b do 15let v\u011bku, kter\u00e9 m\u00e1te v dob\u011b spl\u00e1cen\u00ed \u00fav\u011bru v p\u00e9\u010di a kter\u00e9 s v\u00e1mi z\u00e1rove\u0148 i trvale bydl\u00ed se sni\u017euje \u00farokov\u00e1 sazba o 0,2%. V\u00fd\u0161e kone\u010dn\u00e9 \u00farokov\u00e9 sazby v\u0161ak nesm\u00ed b\u00fdt ni\u017e\u0161\u00ed jak 1% p.a.<\/p>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<p>Poskytnut\u00ed takov\u00e9ho \u00fav\u011bru je zcela zdarma, bez jak\u00fdchkoliv poplatk\u016f stejn\u011b tak, jako mimo\u0159\u00e1dn\u00e9 spl\u00e1tky nebo p\u0159ed\u010dasn\u00e9 splacen\u00ed.<\/p>\n\n\n\n<p>O \u00fav\u011br ze St\u00e1tn\u00edho fondu rozvoje bydlen\u00ed je mo\u017en\u00e9 po\u017e\u00e1dat soub\u011b\u017en\u011b s&nbsp;\u017e\u00e1dost\u00ed o hypote\u010dn\u00ed \u00fav\u011br.<\/p>\n\n\n\n<hr class=\"wp-block-separator\"\/>\n\n\n\n<p><strong><em>\u00dav\u011bry z fondu na podporu bydlen\u00ed pro sv\u00e9 klienty vy\u0159izuji spolu s hypote\u010dn\u00edm \u00fav\u011brem nebo samostatn\u011b (podle toho, na jak\u00fd \u00fa\u010del je \u00fav\u011br po\u017eadov\u00e1n).
